In the last 10 years we have seen a new breed of property expert who represents the buyers of New Homes. The Snagger.
 
The snagger will probably have come from a building related trade and when commissioned by the buyer will create a report (prior to completion) further to inspection which will normally comprise of:

  • Standard of dry lining or plasterwork
  • Decorative finishes, painting etc

  • Sanitary ware
  • Mastic finishes
  • Settlement cracks
  • General standards of facades ie brickwork, weatherboarding etc

  • Barge Boards, Guttering/downpipes, Sofits, Vents etc

  • Landscaping
  • General comments to garden, fencing
  • Planting/turf and patios/pathways and drainage of
  • Man hole/rain water covers

  • as seen fit by snagging inspector
 
New homes are exempt from the Sale of Goods and Services Act of 1994.
 
Developers: Most brand new houses are built under NHBC or a like warranties such as Zurich, Foundation 15, or Architects Certificate. Many developers will have in place their own snagging procedures for which the site foreman or site project manager will often oversee. Good builders will want you to receive your new home in tip top condition. Normally on the day you move in, they will wlk round the property with you in order to sign it off.
